Solikaz offers the possibility of becoming a joint owner and taking action against poor housing in Reunion by entrusting your housing to associations approved by the State, who rent it out to households experiencing housing difficulties. The association becomes an intermediary which secures and simplifies the relationship between the tenant and the lessor.
Nearly three out of ten Reunion Islanders are affected in one way or another by the housing crisis. More than 100,000 people are poorly housed and 18,000 buildings are listed as unworthy. Launched in September 2017 by the President of the Republic, the plan for housing first and the fight against homelessness makes direct access to housing a priority for the integration of people in difficulty. One of its five areas of action is to produce and mobilize more affordable housing adapted to the needs of homeless or poorly housed people.. For that, the mobilization of the private fleet is a major issue, particularly in areas under tension such as Reunion Island. It is with this objective that the rental intermediation solution fits., a system which makes it possible to secure and simplify the relationship between the tenant and the lessor thanks to the intervention of a social third party.
The advantages of the network
In return for a moderate rent, the landlord who joins the Solikaz network benefits from peace of mind : rent payment guarantee, guarantee of good maintenance of the accommodation, professional rental management of the property. The service is free or tax deductible in the management mandate solution. The Departmental Housing Information Agency (ADIL) porte, runs and co-finances the Solikaz network alongside state services.
Two solutions : rental/subletting and management mandate
While offering tranquility and serenity to owners, Solikaz gives the opportunity to have a roof over their heads to a household that cannot access housing. Rental/subletting involves associations approved by the State. In the meeting, the partner associations are Allons deor, the Abbé Pierre Foundation, the Father Favron AAPEJ Foundation and the local mission East ALEFPA. The rental contract is concluded with the lessor by the association which signs a sublease contract with the occupying household. In the management mandate solution, the common law lease is signed between the occupying household and the lessor who entrusts a management mandate to a real estate agency with a social vocation (AIVS Soleil in Reunion) acting as an intermediary between the household and the landlord.
