Inovista quantifies the shortage of corporate real estate
Established in Mayotte for several years, the company Inovista has carried out an unprecedented study on the local commercial real estate offer and the needs, current and future, of the territory. A park of approximately 250,000 m² of buildings dedicated to economic activity has been identified, and the study estimates that these surface areas would need to be increased by 260% to meet the current needs of businesses, i.e. an additional 420,000 m². Currently, an employee in the commercial tertiary sector has on average 7 m², while the recommended minimum is 11 m² per person and 15 m² in noisy spaces, de type open space. “These necessary but non-existent surfaces cause multiple problems for the entire population on a daily basis. : securing supplies, outlets for local production, accessibility to certain services…”, comments Vincent Le Baliner, the founder of Inovista. Over the next ten years, the study estimates the business real estate needs in Mayotte at approximately 950,000 m², in order to reach in 2032 a stock of 1,412,000 m² of buildings. “Medium-term projections that are entirely realistic and possible, while 518 hectares of land have already been identified for the creation of economic activity zones”, adds Vincent Le Baliner.
More than 10,000 births in 2021
After a decline in 2020, births started to rise again in 2021 in Mayotte, according to INSEE. 10,600 babies were born to mothers living on the island last year, i.e. 1,430 more than in 2020 (+16 %) and 840 more than in 2019 (+9 %). Fertility returns to its level of 2018 and 2019 and continues to be driven by mothers of foreign nationality, mostly Comorian.
These gave birth to three quarters of babies born in 2021, like the previous five years. One in two newborns has a father of foreign nationality, and a little more than one in two have at least one French parent.
