The 2020 study of the corporate real estate market in Reunion, carried out by Inovista Consulting & Research, once again highlights the high cost of offices and business premises on the island. The low level of supply combined with a very low vacancy rate makes Réunion “one of the most expensive areas in France for offices and business premises and one of the most expensive in Europe for logistics”, estimate Inovista. “The difficulty for companies today to find an offer adapted to their expectations, in terms of geographical positioning, services and prices. A job in production or processing is a need of around 50 m2 business premises, of 15 m2 for tertiary jobs. Wanting to reduce unemployment requires businesses to have access to available premises” comments Vincent Le Baliner.
According to Inovista, the average rental values of offices in Reunion amount to 19 euros (hors taxes et charges) the m2 compared to 12 euros on average in Bordeaux or Lille. The design office highlights a difference between the values practiced in the new business premises compared to the average values or that practiced in the old one. (between 15 and 16 euros per m2 in the new, while the average stands at 11 euros in the old).
The average rental value for logistics is around 12 euros excluding tax and charges per m2 per month, against 5, 4 or 7 euros respectively in Paris, Lyon and Barcelona. “Transactions above the Reunion averages are only observed in London”, notes Inovista.
